Q: I notice a "TBD" for the price of some homes. What currency is that?
A: Hmmm..."TBD" isn't a currency that I'm aware of. It simply means, we don't know yet. Most likely, we just finished the plans and haven't
finished the bid process yet.
Q: Do I need a reservation?
A: The first phase is limited to 17 homes. Some plans only work on specific lots. To ensure you get
the house you want on the lot you want, you will want to get a reservation. We will sell the homes on a first-reserve,
first-sell basis. The reservation fee is $500 and fully refundable at any time until a contract to purchase a home
is signed.
In case you "need" it, here's a link to the
reservation sheet because you will "need" it.
Q: Where is The Flats at South Pointe located on the interactive map?
A: Sorry, technical limitation. We wanted to provide an interactive map to assist those unfamiliar with
the area in locating surrounding landmarks and services. If you look at the
the directions map just above the interactive map, you'll notice
that the project is outlined in green. For a more detailed view of just the site, you can look at the project layout.
Q: Is there a home owners association (HOA)?
A: There is an HOA for The Flats. Dues will be very low for the single family homes--we are hoping to
keep it around $35 a month. This will cover landscape maintenace of all the common area and your front yard.
It will also cover the required liability insurance for the development. For the attached, multi-family homes,
the dues will be higher as the exterior maintenace of their home will also be included. HOAs are good as they help
maintain the value of the homes in the development. That is, unless you like your neighbor's Nova parked on blocks
in the middle of his front yard.
Q: What are the standard features included in the price of the home?
A: We are working on the list. As bids are coming back on the plans, we are trying to maintain a
lower purchase price while still including a number of upgrade features in the homes. What would you like to see as
standard features? Send us an email
and let us know.
